SECTION A Basic objectives of post

To provide a flexible, responsive, high quality caretaking service to estates including the following:-

Cleaning and maintaining workloads on estates to a high standard as directed by the on site supervisor.

Monitoring and liaising with contractors on site and reporting any deficiencies in the services provided by them.

Ensuring the wellbeing and needs of the residents on estates are met within the Council's policies and procedures.

Section D      Duties and responsibilities/functional links

A Duties

Cleaning/Maintenance Responsibilities

1. To be responsible for achieving high standards of cleanliness on estates and rectifying any areas that fall below standard within the specified time limits using mechanical equipment where appropriate.

2. To carry out minor repairs where appropriate.

Client Welfare

3. To maintain a prompt, courteous and helpful response when dealing with, or initiating contact with, service users, their representatives or outside agencies.

Team Responsibility

4. To fully participate in cover arrangements within the caretaking team to ensure proper accessibility to services for tenants and to provide mutual support for priority tasks, eg seasonal work, racist graffiti and emergency situations.

Liaison

5. To liaise regularly and effectively with tenancy services officers and attend meetings/estate inspections where appropriate.

6. To report communal/tenancy repairs following the correct procedures to the site supervisor/estate officer.

7. To monitor contractors working on site, carrying out quality control checks and report any deficiencies in the services provided.

8. Health and Safety

9. To regularly inspect the communal areas of estates, to make safe any hazards where appropriate and report any health and safety defects to the on site supervisor/estate officer.

10. Non-resident caretakers will provide an emergency service when approached during normal working hours, e.g. customers and civil emergency services.

11. To ensure adherence to the H & SAWA COSHH regulations, and any new legislation and to implement this Council's Health and Safety policies at all times.

Tobacco Policy

Mobile Caretakers (Barnet)

We have vacancies for Caretakers on our mobile team in Edgware/Hendon, Finchley and Barnet to provide an excellent cleaning service to residents and to ensure our council owned estates are a clean and safe place to live.

This is an interesting job where your duties vary in response to the changing circumstances of the day, in addition to this you will be expected to carry out minor repairs, training will be given.

We welcome applications from friendly, approachable people who can deal with residents in a patient, efficient manner. You need to be flexible and able to prioritise your time and workload.

You should have a basic understanding of safe working practices relating to the use of ladders, chemicals and electrical appliances. A basic awareness of landlord's responsibilities towards residents would be an advantage.

The team is provided with a fully equipped van and it is essential that you have held a clean driving licence for at least two years.

We offer 22 days annual leave and the opportunity to join an excellent pension scheme. Offers of employment will be subject to passing the council's van and trailer test.
